October 17 - 23:

Confidence continues to rise in the Tahoe Donner real estate market as we continue to see buyers viewing properties and writing contracts.  5 more homes went into escrow this week.  The beautiful fall colors and mild temperatures continue to draw people to Truckee as the town felt very busy from restaurants to home sales.  Not only are homes going into contract, but there are also quality new properties coming on the market (this isn't always the case at this time of year) which bodes well for continued success in the coming weeks.

12 homes had their asking price reduced.

5 homes went into escrow.

October 10th - 16th:

I think it's safe to say that confidence has returned to the Tahoe Donner real estate market.  During the late summer, buyers took a step back to analyze the economy and everything else going on in the world.  During the last 5 weeks, they've stepped forward and purchased homes in the Truckee area, particularly Tahoe Donner.  8 more homes went into escrow for the week, and showing activity reached levels that exceeded what we saw during the core summer season.

3 homes sold.  (interestingly, all of them were on the same street!)

The 7th Annual "Pink Party" is coming up on Friday, October 21st!  This is one of Truckee and Tahoe's most popular fundraisers and the "best pre-Halloween costume party in town."  As always, the party will be held at Bar of America/Pacific Crest, and is sure to be a great time.  All proceeds go to local breast cancer programs and patients.

October 3rd - 9th:

You might recall that 2 weeks ago I said I'd be happy if we had 5 homes go into escrow each week in the Tahoe Donner real estate market.  Well, we had exactly that in the first week of October.  Market activity definitely seems to have steadied, as this is the 4th week in a row we have seen between 5 and 8 houses go into contract.  The number of showings at active listings is still higher for homes under $600k, but buyers are looking at higher priced homes as well.

September 26 - October 2:

This was another encouraging week for the Tahoe Donner real estate market.  The activity was very "summer like" with a lot of buyers looking throughout the price ranges and 7 homes going into contract.  Of those 7 homes, 5 had asking prices above $500k, which is another encouraging sign.  This is the third consecutive week of solid activity, so we're hopeful that the doldrums of mid August to mid September have been left behind.

Norm's article in this weeks Sierra Sun is an interesting one.  It discusses political and economic developments in the Lake Tahoe region in the 70's and the impacts on today.

Tahoe Donner is in the process of making 2 very strategic purchases which will bring long term value to the association.  They have entered into an agreement to purchase a 523 acre parcel known as the Euer Valley, which it currently leases for trail usage.  As well they have an agreement to purchase a 20 acre parcel which can be used by the forestry department.

Sept. 19 - 25:

While things slowed slightly from last week, we did see 5 homes go into escrow in the Tahoe Donner real estate marekt this week.  While 5 homes isn't spectacular, it is solid.  If you told me we'd have 5 homes go into escrow every week the rest of the year, I'd say, "we'll take it!".  An encouraging detail is that the homes were spread across the price ranges including one home with an asking price of $999,000 and another asking $1,099,000.  Most price ranges also showed a solid number of buyers viewing homes which is encouraging for coming weeks.
