Tahoe Donner Real Estate February 25 - March 3

Evidence of the strength of the Tahoe Donner real estate market continues to mount.  Not only did 8 more homes go into contract this week, but 7 of those 8 homes had asking prices above $500k.  This is an interesting contrast to 2012, when I was frequently reporting high percentages of the escrows on properties under $500k. 

It's also important that we had 7 new listings this week.  The selection of homes for sale is small right now, so it's good to have a healthy dose of new listings to draw the attention of motivated buyers. 

Though only 4 homes closed, it was interesting to see that 3 of them sold at a price above $280/sq ft.  Remember, last years average sales price was at $234/sq ft.  This is a small sample size, but I think it's the beginning of a trend we will see in the coming week.

Tahoe Donner Real Estate Activity January 23 - February 3

Is it summer time?  Judging by the Tahoe Donner real estate activity and the warm weather, you'd almost think that it is.  Real estate activity around Truckee started the year strong and has really gotten "hot" in the last couple of weeks.  13 Tahoe Donner homes have gone into contract since Jan. 22.  Just as impressive is the number of people who are suddenly starting to look at property in the area.  It's as if their new years resolution was to purchase a home in Lake Tahoe!  There is a distinct energy to the market and I get the feeling it is here for the long haul.  As I've mentioned a few times recently, the biggest challenge for the current market is a lack of homes to sell . . . there are only 49 properties actively for sale in Tahoe Donner (homes and condos combined)!!

Tahoe Donner Home Sales January 14 - 22

Tahoe Donner home sales activity was very strong during the Martin Luther King, Jr. Holiday week.  8 new listings came on the market, which was a nice refresher of the inventory.  7 homes went into contract, which was an encouraging sign of strong demand (which had mellowed slightly at the end of 2012).  3 homes in the $700k - 950k range were amongst those that went into contract.  Hopefully this is a sign that the breadth of the market is increasing.

Tahoe Donner Real Estate January 1 - 13

The story of the Tahoe Donner real estate market continues to be a very low inventory of homes for sale.  There are just 58 homes actively for sale which represents about 1% of the existing homes in the subdivision.  There were a handful of new listings in the first couple weeks of the year, but not as many as I typically expect to see at the start of a new year.  Demand is solid, as a lot of people have been looking at homes throughout Truckee, but it remains to be seen how many of them are finding something they like.

Tahoe Donner Home Sales December 10 - 16

Tahoe Donner homes sales continue at a solid pace for the time of year.  4 more homes went into contract this week.  The weather is shaping up nicely, with a fair amount of snow in the forecast before Christmas.  This will create great skiing conditions and, in turn, attract a lot of people to the Truckee/Tahoe area for the holidays.  This generally means good things for the real estate market!

Tahoe Donner Real Estate Activity December 3 - 9

The Tahoe Donner real estate market continues on with its "holiday pace", which is to say that things feel a little quiet but the results are solid.  4 more homes went into contract this week, including a $1.1 million home on Swiss Lane.  Maybe better news is that a couple new listings came on the market in the $400-500k range, which is a part of the market with strong demand and not much supply. 

Truckee, as a whole, is gearing up for the holidays.  The long term forecast shows potential for significant snowfall through the end of the month.  We expect a lot of visitors during the holiday week and even stronger real estate activity as we move into the new year.

Tahoe Donner Real Estate Nov 26 - Dec 2

The traditional holiday calm seems to be upon us.  If you look back over the last 10 years, through both hot and cold markets, the one constant in Tahoe Donner real estate is that December is the slowest month of the year (the only exception is 2011).  This trend makes sense as most people are concentrating on The Holidays and Christmas shopping and wrapping up year end business.  As well, the Truckee and Lake Tahoe ski areas do not have enough snow to open all their terrain nor to attract a large number of skiers to the area. 

As a long time local, I've learned to enjoy this time of year.  It's a great time to relax, be with family, and get focused on the busy winter season.  Rest assured, it will be a busy winter for the Truckee real estate market.

Tahoe Donner Real Estate Sales Activity November 5 - 11

Most of the activity in the Tahoe Donner real estate market the last couple weeks has been in closing sales.  16 sales have already closed this month, with many scheduled to close this week (in time for many new owners to spend the Thanksgiving holiday in their new homes!).  New escrows have been pretty slow to come by around most Truckee neighborhoods.  Tahoe Donner had 4 new escrows last week, which is actually more than the previous 2 weeks but still slow (I always feel like 5 or more new escrows is a solid week).

Many of the ski areas will be opening this weekend or the day before Thanksgiving, so that will start to draw the "ski crowd" into the market place.  I still feel like demand is very strong and we will have a busy winter.

Tahoe Donner Real Estate October 22 - 28

This is the only time of year when there isn't much to do outdoors in the Truckee/Tahoe area.  Snow has fallen, officially closing out the summer related activities, while there is only limited skiing available.  This lack of activity reduces the number of visitors to the area, and in turn reduces the activity in the Tahoe Donner real estate market.  Last week was the slowest we've seen in months with just 3 homes going into contract.  The good news is this an annual trend which certainly doesn't surprise us.  The other good news is ski season is just around the corner!

Tahoe Donner Real Estate Sales Activity October 15 - 21

The last week of warm, summer like, weather in Tahoe Donner brought continued warm, summer like, real estate activity.  7 more homes went into contract last week as people around Truckee enjoyed the final days of wearing flip flops and shorts.  The weather has changed dramatically in the first couple days of this week, as most areas of Tahoe Donner are now covered in 2 feet of settled snow!!  The landscape has definitely changed, we'll have to see how, or if, it affects the real estate market.
