Tahoe Donner Real Estate Activity May 7-13

Last week was a little slow for the Tahoe Donner real estate market, with just 3 new escrows.  However, we did get a nice group of 8 new listings which will be interesting to watch.  The homes are all good ones, with many attributes making them very sellable.  What is interesting is that the asking prices are slightly higher than what we've seen similar homes recently sell for.  Will buyers step up?  Or, will seller's have to make adjustments?  This is a common game at this time of year in the Truckee real estate market.  This year it will be particularly interesting to observe and see if the market is truly turning a corner.

Tahoe Donner Real Estate April 30-May6

Spring is in full bloom, golf courses around Truckee are nearing their opening dates, and the Tahoe Donner real estate market continues to be hot.  Another 8 homes went into contract this last week, and 12 homes came onto the market.  The large number of new listings is common for this time of year, but the large number of new escrows is not.  This is one of those rare times when it's a great time to buy real estate and it's a great time to sell and a lot of people are taking advantage on both sides of the ledger.

Tahoe Donner Real Estate April 23-29

April 23 -29:

It's great to see the Tahoe Donner real estate market continue to show consistency despite being in the off season for Truckee tourism.  Another 6 homes went into escrow last week.  The number of new listings was a little low for this time of year, but have no doubt that the listing inventory will continue to increase dramatically over the next 2 months.

Home Sales Activity Up Statewide

Recent statistics from the California Association of Realtors support what we've been seeing in the Truckee/Tahoe real estate market.  Home sales activity is up across the state, and has actually reached the highest level since April 2009.  According to CAR, for the last 11 consecutive months, pending home sales have been up year over year.  This is a great sign that our market activity is not just an anomaly, but a statewide trend.

Tahoe Donner Real Estate

April 16 - 22:

My predictions from last weeks post about the Tahoe Donner real estate market are already coming true.  I said, "new listings start building up", and we promptly had 11 new listings for the week.  I also said, "Having had such strong home sales activity through the winter, I wouldn't be surprised if we see sporadic strong sales activity in the coming weeks," and we promptly saw 6 more houses go into contract (a very strong week for this time of year). 

We also saw a not so predictable switch in the Truckee weather . . . on Friday April 13th I was skiing in 2 feet of new snow at Sugar Bowl, on Thursday April 19th it was 70 degrees and I was swimming in Donner Lake.  What an amazing shift in weather!!

Tahoe Donner Real Estate

April 9 - 15:

The Tahoe Donner real estate market showed signs of moving into the "spring" season last week.  Activity was down, with just 3 homes going into contract.  Listings were up, with 10 homes coming onto the market.  This is very typical of the Truckee market from the end of ski season until the beginning of summer.  This is the time of year when visitation and sales are down, and new listings start building up for the busy summer season.  Having had such strong home sales activity through the winter, I wouldn't be surprised if we see sporadic strong sales activity in the coming weeks.  I am confident we will see a lot of new listings from now through June.

Tahoe Donner Real Estate

March 26 through April 8:

(we took the kids to Disneyland last week for spring break, so this post represents the last 2 weeks worth of activity in Tahoe Donner):

It felt like visitation to the Truckee area was low for spring break, but real estate activity remained strong with 6 homes going into contract each of the last 2 weeks in the Tahoe Donner market.  One of the homes was a home with an asking price of $1,095,000 which only stayed on the market for 1 week.  Inventory of homes for sale is still very low, but we should start to see it rise slightly in the coming weeks with the end of ski season.  Inventory will rise substantially in May and June.

March 19-25:

Though Tahoe Donner market activity slowed to just 4 homes going into contract, the real estate market throughout Truckee is still feeling very busy and healthy.  One indicator of this is all 4 homes had asking prices above $500k, and one home had an asking price of $1.275 million.

March 12 - 18:

Many of the sellers who have been sitting on the sideline decided to try to jump into the hot Tahoe Donner real estate market.  10 homes were listed for sale this week, which is an extremely high number for this time of year.  The only explanation for it is that sellers saw all the activity going on (5 more new escrows this week), saw the dwindling inventory of homes for sale throughout Truckee, and thought "now's the time to put my house up for sale".  I expect that trend will continue in the coming weeks.

March 5 - 11:

I mentioned last week that real estate buyers in Truckee are starting to run into an interesting problem . . . a lack of homes to choose from.  Despite the low inventory of homes for sale, buyers are still finding something they like.  8 more Tahoe Donner homes went into contract last week.  This continues a very strong stretch of real estate sales which goes back to the beginning of December.  A very clear trend has been established during this period . . . people are feeling confident about the market and their personal financial situation and they're pulling the trigger on home and condo purchases in Truckee.  It will be very interesting to see how the summer "busy season" goes.
