It's great to see the Tahoe Donner real estate market continue to show consistency despite being in the off season for Truckee tourism.  Another 6 homes went into escrow last week.  The number of new listings was a little low for this time of year, but have no doubt that the listing inventory will continue to increase dramatically over the next 2 months.

My predictions from last weeks post about the Tahoe Donner real estate market are already coming true.  I said, "new listings start building up", and we promptly had 11 new listings for the week.  I also said, "Having had such strong home sales activity through the winter, I wouldn't be surprised if we see sporadic strong sales activity in the coming weeks," and we promptly saw 6 more houses go into contract (a very strong week for this time of year). 

We also saw a not so predictable switch in the Truckee weather . . . on Friday April 13th I was skiing in 2 feet of new snow at Sugar Bowl, on Thursday April 19th it was 70 degrees and I was swimming in Donner Lake.  What an amazing shift in weather!!

The Tahoe Donner real estate market showed signs of moving into the "spring" season last week.  Activity was down, with just 3 homes going into contract.  Listings were up, with 10 homes coming onto the market.  This is very typical of the Truckee market from the end of ski season until the beginning of summer.  This is the time of year when visitation and sales are down, and new listings start building up for the busy summer season.  Having had such strong home sales activity through the winter, I wouldn't be surprised if we see sporadic strong sales activity in the coming weeks.  I am confident we will see a lot of new listings from now through June.

(we took the kids to Disneyland last week for spring break, so this post represents the last 2 weeks worth of activity in Tahoe Donner):

It felt like visitation to the Truckee area was low for spring break, but real estate activity remained strong with 6 homes going into contract each of the last 2 weeks in the Tahoe Donner market.  One of the homes was a home with an asking price of $1,095,000 which only stayed on the market for 1 week.  Inventory of homes for sale is still very low, but we should start to see it rise slightly in the coming weeks with the end of ski season.  Inventory will rise substantially in May and June.

Though Tahoe Donner market activity slowed to just 4 homes going into contract, the real estate market throughout Truckee is still feeling very busy and healthy.  One indicator of this is all 4 homes had asking prices above $500k, and one home had an asking price of $1.275 million.

Many of the sellers who have been sitting on the sideline decided to try to jump into the hot Tahoe Donner real estate market.  10 homes were listed for sale this week, which is an extremely high number for this time of year.  The only explanation for it is that sellers saw all the activity going on (5 more new escrows this week), saw the dwindling inventory of homes for sale throughout Truckee, and thought "now's the time to put my house up for sale".  I expect that trend will continue in the coming weeks.

I mentioned last week that real estate buyers in Truckee are starting to run into an interesting problem . . . a lack of homes to choose from.  Despite the low inventory of homes for sale, buyers are still finding something they like.  8 more Tahoe Donner homes went into contract last week.  This continues a very strong stretch of real estate sales which goes back to the beginning of December.  A very clear trend has been established during this period . . . people are feeling confident about the market and their personal financial situation and they're pulling the trigger on home and condo purchases in Truckee.  It will be very interesting to see how the summer "busy season" goes.

After a couple of frantic weeks, real estate activity in Tahoe Donner slowed slightly.  5 homes went into contract for the week, which is still a solid number for the time of year.  Digging a little deeper, 4 of the 5 had asking prices over $500,000.  This is quite encouraging since activity in 2011 was dominated by homes under $500,000.  So far, in 2012 the activity has been strong all the way up to $1,000,000.  

The most intriguing story for Tahoe Donner real estate going forward is a low inventory of homes for sale.  At the time of this posting there are just 61 single family homes for sale in Tahoe Donner (this represents just over 1% of the existing homes).  Demand throughout Truckee is quite strong, but will buyers find what they want out of such a small selection?

Both the Truckee weather and the real estate market made us think of summer last week.  Temperatures were pushing close to 60 degrees, and 11 Tahoe Donner homes and condos went into contract during the week.  11 new contracts in a week is very strong for any time of year and we now have over 30 new escrows for the month of February.  That's the first time we've seen over 30 escrows in February since 2004, when 35 homes went into contract.  

The weather seems to be switching to winter for this week (it's been snowing all morning and there's more in  the forecast daily through Friday).  Let's see if the real estate market can stay hot!!

With 10 days left in the month, the Tahoe Donner real estate market has already had its busiest February since 2004.  And, if we continue at this pace, it will be the busiest February in over a decade.  8 more homes went into contract last week.  Maybe more impressively, 6 of the 8 had asking prices between $650-800k (a price range which had been very quiet for the last year).  If you're a seller thinking about listing your home this summer, I wouldn't wait . . . demand is very strong and supply is weak throughout Truckee.

There are a lot of very encouraging things going on in the Tahoe Donner real estate market right now.  Last week, 9 houses went into escrow including 4 with asking prices over $700k.  Considering there are only 79 homes for sale, it is quite impressive to see 9 go into contract in one week.  Many sellers and Realtors in the Truckee area think winter is a bad time to sell, but this goes to show you that demand is strong at this time of year.  As well, for the first time in months, a home had a sales price over $300/sq ft (16547 Skislope, Way, Truckee, CA, see pictures and details on the homes sold link below).

Tahoe Donner Real Estate Deal of the Week:

I'm going to start posting a weekly "Deal of the Week" which highlights the best deal amongst the new listings and price reductions from the previous week.  This weeks choice is the brand new spec home at 14677 Alder Creek Rd., Truckee, CA.  It just had it's asking price reduced by $25k and looks ripe to sell.  Click the picture for more pictures and details, including a map:

Sorry I haven't gotten back into the rhythm of weekly Tahoe Donner updates.  Life with a baby still has me a bit out of rhythm!!!  Since I missed last week, this update shows activity from the last 2 weeks.

The Tahoe Donner real estate market continues to be very healthy.  12 more properties (homes and condos) went into contract in the last 2 weeks.  The focus continues to be on "lower end" properties with asking prices under $500,000, but there is some activity in the higher ranges as well.  A $1.2 million dollar spec home on Pinnacle Loop closed escrow, and a $1.05 million home backing to the golf course on Swiss Lane went into escrow within 24 hours of going on the market!  Showing activity at listings all over Truckee continues to be robust despite the lack of snow.
