In any market place, people love to compare year over year statistics to see "where we stand."  Recently, our broker at Dickson Realty, Lil Schaller, wrote an article for the Sierra Sun which sheds some light on where the Truckee real estate market is.  It compares 2010 vs 2009 and also sheds some light on where things are since the peak of the market (activity peaked in late 2005 and prices peaked in early 2006).  I think the most important thing I take away from the article (and have experienced in real life) is that activity (number of transactions) has strengthened and stabilized in 2009 and 2010.  This is always a leading indicator to price stabilization.  Not mentioned in the article, but also important to note, is that this activity level is significantly higher than what we saw in 2007 and 2008.  In fact, for Tahoe Donner, it's about 25% higher than 2007 (177 transactions) and 15% higher than 2008 (193 transactions).
